On January 21, 2000, an agreement was executed to form a new management entity called "Karp-Humphrey LLC".

This joint venture is between Humphrey Management and Arnold Karp of Multi-Family Management, Inc. Mr. Karp, a long time friend and associate of Humphrey Management, has a broad and varied career in commercial real estate.

Mr. Karp's background includes extensive experience as a real estate broker and real estate appraiser for various banking institutions and operating officer of a large discount department store chain. Also Mr. Karp is President of Middle Atlantic Equities Corporation, an FHA approved Mortgagee and President of Multi-Family Management, Inc., a property management firm that has had responsibility for the rental management of 4,000 housing units throughout the Middle Atlantic area, primarily focused in federally assisted programs.

The company has assumed the property management operations of a number of properties in Maryland, Virginia, West Virginia, Pennsylvania and New York. These properties are regulated by either HUD or RHS.
